How EMI is calculated

EMI uses the standard reducing-balance formula used by banks: EMI = P × r × (1 + r)ⁿ ÷ ((1 + r)ⁿ − 1), where P is the loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100), and n is the number of monthly instalments.

In the early years most of each instalment goes towards interest, and the principal portion grows over time, which you can see in the year-by-year schedule.

Frequently asked questions

Is this the exact EMI my bank will charge?

It is the standard calculation, so it will be very close, but banks in Nepal usually set loan rates as a base rate plus a premium that can change during the loan. Processing fees, insurance, and rate changes are not included. Ask your bank for the final figures.

How can I reduce my EMI?

A longer tenure lowers the monthly EMI but increases the total interest you pay. A larger down payment or a lower interest rate reduces both.

Does prepaying the loan help?

Yes. Extra payments reduce the outstanding principal, which reduces future interest. Check whether your bank charges a prepayment fee first.
